The rate is the cost to build per square meter
For bungalows, use NGN 200,000 per square meter
For duplexes, use NGN 285,000 per square meter
Please note that these rates may vary per time due to building materials price fluctuation.

Duplex Example:
Using ref 4046
Area x Rate is
260 sq.m X N 280,000 per sq.m = N 72,800,000

I would like to know if this cost illustration for the 237sqm bungalow is structural cost or finishing cost.

I think this excludes finishes because finishes are based on Client’s choice – for instance there are different grades of tiles and sanitary fittings, AC etc which are local or imported
So this should cover just builders works, roofing and 1st fix of electrical & mechanical and NOT 2nd fix
